Create Separate Titles Within Your Building
Building apartments, townhouses, or units in Sydney? Before you can sell them individually, each dwelling needs its own title. A strata survey defines where one lot ends and the next begins - the walls, floors, and ceilings that form the legal boundaries between owners, plus the common areas everyone shares.
We prepare strata plans that meet NSW Land Registry Services requirements for registration. From measuring the completed building to lodging the final plan, we handle the survey work that turns your multi-dwelling project into individually saleable lots.
How Strata Ownership Works
Unlike Torrens title subdivision where each owner gets a separate piece of land, strata ownership combines individual lots with shared common property. Each apartment owner holds title to their unit while jointly owning the lobbies, lifts, driveways, and gardens with all other lot owners. This structure applies to:
- Apartments and Units: Each apartment is a separate lot, with shared common property including lobbies, lifts, driveways, and gardens
- Townhouses and Villas: Each dwelling is a separate lot, often with shared driveways, visitor parking, or communal gardens
- Mixed-Use Developments: Retail, commercial, and residential lots within the same building, each with defined boundaries
- Duplex and Dual Occupancy: Two dwellings on one land parcel, each as a separate strata lot
The strata survey defines the exact boundaries of each lot, including walls, floors, and ceilings, plus the common property that all lot owners share.
Types of Strata Surveys We Provide
Sydney Surveyor Solutions offers a complete range of strata surveying services:
Strata Subdivision Survey
Creating a new strata scheme from an existing property or new development. This includes surveying the building, defining lot and common property boundaries, and preparing the strata plan for registration with NSW Land Registry Services.
Strata Plan Preparation
Detailed preparation of strata plans showing floor plans, location plans, and administration sheets. Our plans are prepared in accordance with the Strata Schemes Development Act 2015 and are ready for lodgement with NSW Land Registry Services.
Strata Plan Amendment
Amending existing strata plans to correct errors, reallocate unit entitlements, or consolidate or subdivide existing lots within a strata scheme.
Staged Strata Development
For large developments completed in stages, we prepare strata development contracts and staged strata plans that allow progressive registration as each stage is completed.
The Strata Survey Process
- Initial Consultation: We review your development plans and discuss strata plan requirements, including unit entitlements and common property allocation
